What is a Driveway Overlay?

Also known as ‘asphalt resurfacing’, an overlay is the process of laying a new asphalt surface on your existing asphalt. By cleaning the asphalt and applying a tack coat, with AC-20, we can pave directly over an old asphalt driveway. Since there is already laid asphalt, we will typically lay 1.5″ of 9.5mm asphalt instead of 2.5″ of 9.5mm asphalt, which is standard for a full remove & replace project.

Should I do an Overlay or Remove & Replace?

The only way to say for sure is to have one of our paving specialists come out to address the condition of your driveway. However, some things that would indicate your driveway is fine to overlay would be;

  • Asphalt has turned light grey 
  • Small-to-medium straight cracks appearing (not spiderwebbing cracks)
  • At least 2″ of slope at the top and bottom of the driveway

With that being said, some driveways may have a compromised sub-base. Many driveways in West Hanover have soft soil with a high water table. Issues like that would require us to dig out the existing asphalt and stone base, in order to properly address the issue. Otherwise, a driveway that needs to be replaced but is overlayed will sometimes reflect the cracks from the under surface, to the brand-new asphalt. Again, be sure to have one of our estimators assess whether your driveway would be a good candidate for an overlay.

Overlay vs Sealcoat

While both options can help with your curb appeal, sealcoating will typically be less expensive but will not hide all the blemishes of your existing driveway (such as with an overlay). Say, for example, you have a sinkhole and some cracking along the edges of your driveway. Sealcoating, although an important part of preventative maintenance, will not fill in the sinkhole or properly repair the edges. In this situation, you could patch AND sealcoat. However, the outlines of the patch would still be visible. An overlay would cover a foundational patching and any blemishes too severe for sealcoating.
